Thanks for stopping by! I’m Theo Theologis, a real estate broker who has dedicated the past 22+ years of my career to helping clients make well-informed decisions, whether you are buying your first home, moving up, downsizing, or investing.
I primarily work in the Winchester, VA area; City of Winchester, Frederick County, Virginia, and nearby Berryville and Clarke County, VA. The Winchester area is more than just a “market” to me; it is the place I’ve chosen to live, invest, and actively contribute. This local focus gives me a practical, day-to-day understanding of what drives the market here. I stay close to the data, but also close to the ground, understanding what’s happening in specific neighborhoods, where opportunities are emerging, and how shifts in demand and development may impact the area.
I consistently rank among the top 2% to 5% of real estate brokers in the county. This isn’t just about sales numbers; it’s about doing enough business to gain an intimate understanding of the area’s unique dynamics, neighborhood nuances, and emerging opportunities.
Beyond this local expertise, what I bring to every client relationship is a truly unique foundation. As a trained attorney with additional academic degrees in business, I approach real estate with a level of analytical precision, strategic thinking, and negotiation skills that are rare to find in the industry. This combination of legal acumen, extensive market knowledge, and years of hands-on experience allows me to guide you through every detail of a transaction with confidence and clarity.
My commitment to real estate and my involvement in the community run deeper than most real estate agents. Most recently, I served on Frederick County’s Board of Equalization, where we hear property tax appeals from citizens. In the past, I’ve been fortunate enough to serve on the Board of Zoning Appeals for the City of Falls Church, one of the fastest-growing localities in the nation. Furthermore, I’ve contributed to the real estate profession by serving on the Board of Directors for the Virginia Association of REALTORS®, the statewide body that governs REALTORS®, the Professional Standards Committee of the Northern Virginia Association of REALTORS® that adjudicates complaints against REALTORS, and numerous other industry positions.
These roles aren’t about titles; they have given me deep insights into property valuations, zoning issues, industry standards, and the intricate legal and policy frameworks that impact property values and community growth, as well as how they affect homeowners and the real estate market.
How it all started
Real estate has been part of my life since I was a kid. With my father being a developer, I was wandering construction sites at six years old. That early exposure eventually turned into a real interest in how homes are built, how land is used, and how communities evolve over time.
After college, I spent several years in the tech industry before feeling the urge to transition into real estate—a return to my roots, of sorts. I started my real estate career with large firms like Long & Foster and RE/MAX in McLean, VA, two high-volume offices with hundreds of agents.
That early experience laid the foundation for launching Slones Real Estate, a brokerage designed to provide a more thoughtful, client-first experience. My philosophy has always been to give honest advice, even when that means telling someone not to buy or not to sell. I believe clients deserve transparency, not pressure.
Over time, I began investing personally in the Winchester area. I was drawn to the area’s charm, steady growth, and long-term potential. Eventually, I made the move to the Winchester area myself. It felt like the right fit, and it still does.
What makes me different
I’m an active real estate investor and I am heavily invested in the Winchester area. I love the area and believe in its ever-growing potential. This hands-on experience provides me with an additional lens through which to view market trends and identify property potential, further benefiting the clients I serve.
I am more interested in giving you sound advice than “getting a sale”. More often than not, I end up advising clients against buying homes we tour rather than recommending that they make an offer.
My extensive local network is another key differentiator. Whether it’s connecting you with vetted tradesmen or helping resolve a zoning or HOA issue with a property, I can usually connect you with the right people.
Furthermore, the relationships I have developed over the years often give my buyer clients early access to good opportunities or better terms (such as off-market homes), and frequently save my clients money when they prepare their home for sale (oftentimes as much as 30%-40%).
My goal is to simplify your real estate experience in Winchester and Frederick County and to remain a resource long after the transaction closes.
